Adding Stamp Duty as an incentive

As we near closer to the deadline, we’ve received some enquiries regarding Stamp Duty being added as an incentive on New Build purchases. In line with existing criteria, if the addition of Stamp Duty doesn’t take the total incentives above 5% of the purchase price or valuation (whichever is lower), we don’t need to be informed. If it takes the total incentives over 5%, we must be informed, and this may affect the application or offer.

Top tips to ensure your case is packaged correctly

  • Check NFI Online for our policy and examples of the documents required
  • Key application details accurately in the system
  • Attach all required documents individually, at the same time as submitting the application. Consider using a scanning app.
  • Attach the right document (and not more than is asked for) to the correct requirement in the system.
  • Notify us of changes as soon as possible
  • If you need to make changes post-submission e.g purchase price, loan amount or term, you can amend the case in NFI Online.

Does this affect Scotland and Wales?
